At the KG Motel, the General Manager is responsible for overall leadership and performance, ensuring exceptional guest experiences while maximizing revenue, maintaining the property's physical condition, and fostering a positive team culture. This role oversees daily operations, financial performance, staffing, guest satisfaction, vendor relationships, and compliance with all applicable laws and company policies. As the leader of a boutique motel, the General Manager is expected to be highly visible, guest-focused, detail-oriented, and comfortable working in both strategic and hands-on capacities. The General Manager will work closely with ownership to achieve these goals.

Leadership & Culture
- Lead the daily operation of KG Motel while maintaining the highest standards of guest service, property cleanliness, and professionalism.
- Oversee all operational departments, including Front Desk, Housekeeping, Laundry, Buddy Lou's mobile bar, and property maintenance.
- Identify opportunities to improve operational efficiency while enhancing the guest experience.
- Work closely with ownership to support the long-term vision and goals of KG Motel.
- Recruit, interview, hire, onboard, train, coach, and develop team members.
- Foster a positive workplace built on mutual respect, accountability, collaboration, and recognition.
- Conduct performance evaluations and provide ongoing coaching and development.
- Prepare work schedules that balance operational needs with labor standards.
- Encourage employee engagement and recognize outstanding performance.
- Lead sales and marketing efforts supported by a team of best-in-class consultants.
Guest Experience
- Lead by example by providing warm, genuine hospitality during every guest interaction.
- Resolve guest concerns promptly, professionally, and with empathy.
- Monitor and respond to guest reviews, surveys, and online feedback
- Empower team members to create authentic, personalized guest interactions.
Revenue & Financial Management
- Manage the overall financial performance of the property, including revenue, expenses, labor, and profitability.
- Assist with annual budgeting, forecasting, and financial planning.
- Monitor labor costs, purchasing, inventory, and departmental expenses.
- Review financial reports and identify opportunities to improve operational performance.
- Approve purchasing and maintain strong vendor relationships.
- Ensure proper credit card procedures and internal controls are consistently followed.
- Demonstrate a strong understanding of revenue management principles, including dynamic pricing, demand forecasting, length-of-stay (LOS) restrictions, inventory controls, and special event strategies to maximize occupancy, ADR, and overall property performance.
Property Maintenance
- Conduct routine property inspections.
- Ensure preventive maintenance programs are followed.
- Coordinate repairs with outside contractors.
- Maintain curb appeal and cleanliness of the entire property.
Qualifications
- Minimum 3–5 years of hotel or hospitality management experience.
- Strong financial and business management skills.
- Excellent leadership and communication abilities.
- Ability to analyze reports and make data-driven decisions.
- Proficiency with Microsoft Office.
- Valid driver's license and reliable transportation.
- Ability to multitask in a fast-paced hospitality environment.
- Flexible schedule, including evenings, weekends, and holidays.
Preferred Qualifications
- Boutique hotel or independent property experience.
- Revenue management experience.
- Experience with Cloudbeds or similar PMS.
- Knowledge of Virginia hospitality regulations.
Physical Requirements
- Frequently stand and walk for extended periods.
- Lift up to 40 pounds.
- Bend, stoop, kneel, climb stairs, and perform light physical work.
- Work indoors and outdoors in varying weather conditions.
- Assist in operational departments as business needs require.
