Make Ready Technician 

Reports To: Property Manager 

Job Type: Full-Time, Non-Except (hourly)

About the Role:

The Make Ready Technician plays a critical role in preparing residential and commercial properties for new tenants or owners by ensuring all maintenance, repairs, and cleaning tasks are completed to the highest standards. This position requires a thorough inspection of properties to identify necessary repairs and improvements, followed by efficient execution of those tasks to meet tight turnaround times. The technician collaborates closely with property managers and maintenance teams to coordinate work and ensure compliance with safety and quality standards. Success in this role directly impacts tenant satisfaction and the overall reputation of the property management company. Ultimately, the Make Ready Technician ensures that every unit is move-in ready, safe, and visually appealing, contributing to the smooth operation of property leasing and management processes.

Minimum Qualifications:

  • High school diploma or equivalent.
  • Proven experience in property maintenance, construction, or a related field.
  • Basic knowledge of electrical, plumbing, carpentry, and painting techniques.
  • Ability to use hand and power tools safely and effectively.
  • Valid driver’s license and reliable transportation.

Preferred Qualifications:

  • Certification in HVAC, electrical, or plumbing trades.
  • Experience working in property management or real estate maintenance.
  • Familiarity with safety regulations and OSHA standards.
  • Strong organizational and time management skills.
  • Ability to work independently and as part of a team.

Responsibilities:

  • Conduct detailed inspections of vacant units to assess repair and maintenance needs.
  • Perform a variety of maintenance tasks including painting, drywall repair, flooring replacement, and appliance installation or repair.
  • Coordinate with vendors and contractors when specialized repairs or services are required.
  • Ensure all work complies with safety regulations and company quality standards.
  • Maintain accurate records of work performed, materials used, and time spent on each unit.
  • Communicate effectively with property managers regarding status updates and any issues encountered.
  • Manage cleaning and preparation of units to ensure they are presentable and ready for new occupants.

Skills:

The Make Ready Technician utilizes a broad range of technical skills daily, including carpentry, painting, plumbing, and electrical repairs, to ensure properties are fully functional and aesthetically pleasing. Strong problem-solving skills are essential for diagnosing issues quickly and determining the most efficient repair methods. Communication skills are used to coordinate with property managers and contractors, ensuring transparency and timely completion of tasks. Organizational skills help manage multiple units simultaneously, keeping detailed records and prioritizing work effectively. Additionally, adherence to safety protocols and quality standards is critical to maintaining a safe work environment and delivering consistent, high-quality results.
