Job Summary
Participate in the preventive maintenance program of all-building common area and rooms. Supervise, train, and inspect the performance of engineering staff ensuring that all procedures are completed to the hotel's standards. Work closely with ACE and DOE in scheduling work and setting priorities.
Essential Functions
· Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
· Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
· Anticipate guests’ needs, respond promptly and acknowledge all guests, however busy and whatever time of day.
· Maintain positive guest relations at all times.
· Resolve guest complaints, ensuring guest satisfaction.
· Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
· Act in capacity of Assist Chief Engineer during his/her absence.
· Inspect supply levels, cleanliness and organization of storage areas. Assign designated personnel to rectify any deficiencies.
· Conduct weekly supplies.
· Implement methods and techniques, which are cost effective to improve efficiency.
· Pre-plan and have leadership order materials for special projects.
· Conduct building rounds and take gauge readings; check for potential fire hazards, burnt out lights, and faulty equipment.
· Check Engineering Logbook and Night Report for information regarding problems. Document pertinent information in logbook.
· Collect, prioritize and coordinate completion of such work orders received from hotel departments. Ensure scheduled completion of the following:
o Replace light switches
o Reset circuit breakers
o Replace wall plug receptacles
o Replace fluorescent light ballast
o Replace electrical solonial valve
o Replace small motors
o Use test equipment; olumeter, voltage tester, amp probe
o Unplug sinks, toilets, garbage disposals and drain lines
o Repair of replace valves, gate, globe, ball, solonial valves
o Replace washer, gaskets, vacuum breakers, toilet seals
· Implement Preventive Maintenance program to include:
· Maintain guestrooms using rooms preventive maintenance program punch list.
· Change air conditioning filters every three months.
· Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary.
· Change or repair locks as needed.
· Wear a cell phone and respond promptly to any requests made for problems, assistance, or emergency work orders.
· Perform maintenance on all fire and safety equipment.
· Maintain knowledge of hotel safety procedures and ensure application of such.
· Respond as part of initial response team to any early warning or major fire alarm.
· Ensure that assigned staff has reported to work; document any late or absent employees.
· Prepare and distribute work assignments for staff and review priorities.
· Communicate additions or changes to the assignments as they arise throughout the shift. Identify situations, which compromise the department's standards and delegate these tasks.
· Observe staff performance of job functions and ensure all procedures are completed to departmental standards; rectify deficiencies with respective personnel.
· Assist staff with their job functions where needed to ensure optimum standards and efficient operation.
· Conduct training of staff as assigned.
· Provide feedback on staff performance to manager. Report disciplinary problems to manager and participate in the counseling of employees.
· Monitor and handle guest complaints ensuring guest satisfaction.
· Ensure all staff assignments are completed before staff sign out.
· Complete all paperwork and closing duties before leaving. Review status of assignments and any follow-up action with manager and/or on-coming supervisor.
-Ability to operate generator, line jet machine, chillers, plate exchanger and refrigeration pumps.
-Full working knowledge of fire alarm system, (ability to remove and reinstate points).
-Full working knowledge of elevators, (ability to open elevator doors from outside, shut off bottom of pit safety devices and assist in extracting a person if needed). Ability to stay calm and have that calming effect on all persons involved.
Other Duties
· All Associates are required to fully comply with hotel and departmental rules, regulations and policies for the safe, secure, effective and environmentally friendly operation of the hotel facilities. Examples include, but are not limited to lost and found procedures, emergency procedures, recycling efforts, etc.
· Attend and participate in all hotel and/or departmental meetings, training sessions and other information meetings.
· Regular attendance in conformance with hotels standards is essential to the successful performance of this position.
· Comply with hotel grooming standards for both uniformed and non-uniformed associates.
· Comply with hotel service and behavioral standards towards our guests, vendors and fellow colleagues, including, but not limited to ensuring proper phone etiquette, courteous and respectful behavior and maintaining a friendly and positive attitude.
· Perform all other duties as directed by management that are consistent with the policies and procedures of the hotel.
Working Conditions & Physical Requirements
Physical Effort: |
Significant portions of day require prolonged standing and moving, lifting or transporting materials up to 50 lbs. such as equipment, tools, boxes, etc. Ability to visually review documents and computer screen throughout day. |
Physical Environment: |
Ability to walk or stand for extended periods of time during course of shift. |
Manual Skills |
Significant portions of daily assignments involve application of manual skills requiring motor coordination in combination with finger dexterity, e.g., typing, handwriting, or machine operations. |
Work Schedule: |
Due to the cyclical nature of the hospitality industry, Associates may be required to work varying schedules to reflect the business needs of the hotel. |
Safety: |
Responsible for operating within hotel safety guidelines, including the safe and responsible operation of hotel equipment. Reports and addresses safety concerns as they arise. Ensures safe handling of chemicals in accordance with hotel and department standards and utilizes proper personal protective equipment (PPE) when appropriate. |
Qualifications
Education: |
High school diploma or equivalent vocational training certificate required. |
Experience: |
Experience supervisor for 5 years prior. Experience in building maintenance, electrical work, plumbing, and refrigeration. Prior experience within a four-star hotel brand preferred. |
Computer Skill & Other Technical Skills: |
Ability to learn and utilize computer software and hardware required. Ability to easily maneuver on computer keyboard required. Ability to learn, utilize and communicate effectively via company issued communication devices (e.g. Nextel phones, etc). |
Communication: |
Advanced ability to comprehend and speak English to understand and respond to information and address advanced guest requests required both verbally and in writing. Knowledge of additional language(s) preferred. |

Must be customer-service oriented and have excellent hospitality skills. Must be able to calculate basic mathematic functions. |
