Job Description

Position Description:

Atrium Hospitality is seeking an experienced project management professional to assist in the development of its capital program needs. The Project Manager CAPEX will possess qualities of a self-starter and have a disciplined professional profile aligned with the needs of this role. This person will manage and develop internal and external project management resources. The successful candidate will:

1. Apply their working knowledge of current construction, construction costs, contracting, scheduling, project execution standards and best practices in a property and enterprise environment to
2. Meet various brand partners operating requirements as well as
3. Achieve property and enterprise level business objectives

Experience / Skills Required:

• 5 – 7 years of experience managing the solicitation, contracting, procuring and permitting phases of product improvement and new build construction projects in the hotel sector or like industry.
• Experiencing managing capital projects in excess of one million dollars in hotel or like industry.
• Bachelor’s or Associates degree or commensurate experience in a related field.
• Strong knowledge of National Hotel Brands product positioning requirements and future brand standard strategies as it relates to their design & technology improvements for brand families such as Marriott, Hilton, IHG and Starwood
• Demonstrable experience in implementing change with tangible business results
• Effective track record of utilizing enterprise-wide software solutions for purchasing and capital project tracking
• Proven track record in CAPEX project scope implementation and execution.
• Ability to demonstrate insight into the vendor market and contractor/contracting trends in the hospitality field
• Travel Requirements: Up to 80% at times.

Principle Responsibilities:
• Oversees and directs project management for capital expenditures for the construction and renovation of Atrium Hospitality managed properties (and other assets where Atrium Hospitality has asset management responsibilities) consistent with the planning and design goals and standards approved by “owner”.
• Assists in design documentation bids, schedules and awards the renovation work.
• Communicates with the property, site project management, vendors, procurement agent and the contractor(s) during the renovation cycle to achieve budget, schedule and quality control.
• Utilizes systems to monitor project performance (forecasts) against the approved budget, project schedules and established quality control standards.
• Maintain all construction capital records in an organized and sustainable process, such that the warranty and past pricing needs of the properties may be readily fulfilled.
• Assist in developing a historical cost record for future estimating activities.
• Work with procurement agents to ensure expediting of FF&E orders.
• Oversees coordination of each project to ensure the construction process reflects the input of the owner, manager and appropriate department heads to optimize product performance, guest impact and life cycle cost
• Assist in the development and implementation of design and construction standards to ensure projects are executed at appropriate levels of quality and satisfy brand and owner investment strategies
• Ensures effective and appropriate communication is maintained between the Management Company, property, brand partner(s) and 3rd party vendors.
• Assist in the annually development of the 5 Year Capital Plan to satisfy owner investment and product development strategies to meet brand requirements for license renewal, standard changes and Life Safety.
