JOB SUMMARY

Performs various maintenance duties necessary to maintain and enhance the value of the Community. Handles service requests for repairs and improvements of vacant or model homes. Works as a team participant along with maintenance staff to ensure the Community meets the quality maintenance standards set by the Company.

ESSENTIAL JOB DUTIES

Prepares or assists in preparing all vacant and model homes to a market-ready condition.

Performs various community maintenance functions and records findings in maintenance log. These functions may include, but are not limited to light bulb changes, filter changes, lock repairs, install/repair window coverings, caulking, touch-up painting, pool maintenance, preventive maintenance, etc. If applicable, will monitor pool & spa chemicals daily and maintain logbooks as required by health department.

Reports any maintenance concerns for repairs on common areas, vacant/model homes to Resort Manager/Maintenance Supervisor.

Responds to resident service requests and concerns in a timely manner.

Performs on-call emergency service as required.

May be required to drive motorized vehicles to run errands and/or pick up supplies.

Maintains grounds and common areas and keeping them free from trash and debris.

May assist in monitoring and/or controlling maintenance inventory and/or supplies.

Moves heavy objects as requested.

10.Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of ELS. Maintains open communication with Resort Manager and Maintenance Supervisor.

Operate various lawn maintenance equipment including, but not limited to, mowers, edgers & hedge-trimmers.

Represents the company in a professional manner at all times.

OTHER JOB FUNCTIONS

Attends and participates in training programs as requested.

Assists with clean up at community sponsored resident activities and functions as requested.

Assists other staff members as needed.

Performs other duties as assigned.

SKILLS, EDUCATION AND EXPERIENCE

A high school diploma or equivalent is preferred. Trade school and/or military training a plus. Must be able to lift up to 50 lbs and work with heavy equipment daily. Valid driver’s license and good driving record required.
