Job Description

The ideal candidate will perform and manage the estimating associated with new build hotels and the capital projects of the portfolio, working closely with the Vice President of Capital Planning and the President of Atrium Hospitality. The position carries out responsibilities in the following functional areas:

1. Development estimating, project scoping, bid analysis, contractor prequalifying, cost control, budgeting, OM estimating, expenditure analysis, reporting and historical record keeping.

The Director of Corporate Estimating will possess qualities of a self-starter and have a disciplined professional profile. This person will manage and develop estimating and subcontractor resources and will apply their working knowledge of current construction, construction costs, contracting, scheduling, project execution standards and best practices in a property and enterprise environment to meet various brand partners’ requirements as well as achieve property and enterprise-level business objectives.


1. Estimate projects for new build construction and the renovation program of Atrium Hospitality-managed properties (and other assets where Atrium Hospitality has asset management responsibilities) consistent with the planning and design goals and standards approved by “Owner”.
2. Perform take-offs, identify relevant drawings and details, and review specifications.
3. Participate in value engineering and correction of design problems to minimize budget variances, reduce costs and avoid repetitive mistakes.
4. Review scopes and bids of subcontractor and contractor scopes for work acting as the Owner CM.
5. Produce presentation-type proposals, laying out budget, pricing options and other factors available for ownership’s and management’s review and approval.
6. Utilize systems to monitor project performance against the approved budget, project estimates and established quality control standards.
7. Maintain all estimating and bidding records in an organized and sustainable process, such that the past pricing of the properties may be readily fulfilled.
8. Develop an historical cost record for future estimating activities.
9. Work with procurement agents to review pricing of FF&E orders.
10. Establish estimating guidelines for each brand product.
11. Ensure effective and appropriate communication is maintained between the management company, property, brand partner(s), and 3rd party vendors.
12. Assist in the zoning, permitting and land development process.

Job Requirements

1. 12+ years of experience estimating the solicitation, contracting, procuring and permitting phases of product improvement and new and renovation projects in the hotel sector or like industry.
2. Bachelor’s or Associate’s degree or commensurate experience in a related field.
3. Extensive knowledge of National Hotel Brands product positioning requirements and future brand standard strategies as it relates to their design and technology improvements for brand families such as Marriott, Hilton, and IHG.
4. Demonstrable experience in implementing change with tangible business results.
5. Effective track record of utilizing enterprise-wide software solutions for purchasing and capital project tracking.
6. Proven track record in new build and renovation hotel estimating.
7. Ability to demonstrate insight into the vendor market and contractor/contracting trends in the construction field.
