| Job Description: | Maintains the operation of the building and grounds i.e., routine maintenance, preventive maintenance, guetroom maintenance, scheduled maintenance, emergency and breakdown maintenance and contracted maintenance. ROUTINE - General upkeep of the property which occurs on a regular basis, grass cutting, leaf raking, snow shoveling, sweeping walkways, carpet cleaning, floor cleaning, light bulb replacement, minor repair painting, replacing carpet pieces, grouting. PREVENTIVE - Inspecions of pool and water systems, all mechanicals: heating, plumbing, air conditioning, ice machines, kitchen and lounge equipment, emergency generators, water softeners, lighting and sound systems. Recognizes and fixes any obstacle that would impair the safety of our employees and guests. GUESTROOM- Inspection of filter changes in air conditioning units, minor lubrication of doors, tub refinishing, the initiation of work orders for more substantial problems. SCHEDULED - Advance planning and coordination with all departments for service in that department. Preparing equipment for seasonal changes, periodic equipment upkeep. Minor sheet rocking projects and construction projects. Recognizing the need to employ a contract person for extensive projects. EMERGENCY - immediate repair of anything in the hotel which would affect revenue, food or liquor refrigeration not functioning properly resulting in the closure of the restaurant or lounge. Creates action plans for daily, weekly and monthly tasks. Schedules associates and works closely with them and along side of them in all maintenance projects. Insures that all projects are done in a timely manner. Completes and submits purchase orders for approval for materials and equipment requistions. Works with the General Manager and Operations Director on discussions concerning architects, blue prints, construction and submission of bids. Maintains a flexible work schedule to cover emergencies and project schedules. Inventories all equipment and is accountable for all equipment and tools. Works closely with all department managers. Submits weekly and monthy reports. Assists the General Manager with annual maintenance budgeting and projections. |
| Job Requirements: | Vocational schooling, military training or certification in 1 or more of the following areas is required; HVAC, electrical or plumbing. Knowledge & working experience of carpentry and small machinary repair is essential. Knowledge of grounds keeping a positive.
Climbing, standing, walking and routinely lifting is part of the daily routine and the individual must be able to meet these daily requirements. Computer knowledge is plus for reporting purposes. Must be able to receive instructions and have the ability to communicate instructions in English. Must have a clean driving record with a class C licence a plus. Must be able to operate outdoor power equipment, i.e., bobcat, lawnmover and company vehicles. |
