The DoubleTree by Hilton Boston North Shore is the newest latest property to join the DoubleTree family. Our property is unique to the brand with luxury amenities, expansive meeting space s and an indoor water resort. Recently renovated and rebranded we are seeking an individual that is experienced and passionate about creating new possibilities with the repositioning of this asset and is energized by the challenge.

This hotel is the ideal destination; offering the perfect setting for business or pleasure where everyone can relax and enjoy its unique amenities which include a Full Service Spa, Sports Club and Water Resort.

GENERAL PURPOSE
Overall repositioning and leadership responsibility for the property to include profitability, guest service, product quality, and overall cleanliness and maintenance of the property. Our leader will act with a sense of urgency around stabilizing the newly branded asset while operating the hotel will be within the framework of approved annual budget, marketing plan, capital expenditure plan, wage plan, and always within the framework of all Company and Brand policies and procedures.

Inspire, motivate and create a customer focus and sales oriented environment within every department of the business to drive excellence in market reputation, associate engagement, overall financial excellence and owner satisfaction.

SPECIFIC RESPONSIBILITIES
Owner Communications Effectively communicate with the assets stake holders and ensure owner management agreement obligations are carried out. This includes initiating and participating in owner meetings and acting as a liaison with hotel management and other service departments in preparing for these meetings. Review and understand financial statements that are delivered to our equity partners. Proactively communicate any concerns to ensure no surprises. Prepare long-range proformas, forecasts, and other financial analysis as needed. Review and understand ownership needs and expectations on a periodic basis.

Sales Management Strategically oversee the Sales and Marketing discipline within the property in partnership with the Sales leaders. The goal is to maximize revenues through all channels and marketing efforts which will ultimately provide a return on investment for our owners and equity partners. Have a high level of engagement in the Sales and Marketing of the property and always have a pulse on current trends as well as future ones and adjust accordingly. Regular review of sales solicitation activities, room night's productivity and group room business sold by the sales department. Regularly review individual productivity taking corrective action and guiding as needed. Evaluate market mix and take action in order to best position the hotel for increased business. Quarterly review of pricing including review of cost increases and competitive pricing in room rates, spa, water resort, restaurant, lounge and banquet areas. Assure recommendation and implementation of price increases on a timely basis. Involvement in sales solicitation of key accounts by reviewing contracts, meeting with sales department, visit key account contacts in person and by phone. Develop annual sales and marketing plan that is strategic against the conditions of the market. Monitor implementation of marketing plan action steps.

Financial In partnership with the Director of Finance; ensure accurate and timely preparation of all financial statements and account reconciliations on a monthly basis; meeting all internal and ownership deadlines. Maintain strong internal control environments to include maximization of profits, proper controls, optimal productivity and a coordination of efforts towards achieving objectives. Drive hotels' financial performance through continuous review and monitoring of the monthly and annual results, providing feedback to the appropriate Leadership Teams, and suggesting adjustments when appropriate. Forecast of revenues and expenses each month based on history, trends and analysis to ensure a high level of accuracy. Ensure accurate and timely receipt/payment of financial obligations, rents, tax credit fees, etc. Plan for and communicate investments of cash and distributions for equity partners. Monitor the cash and working capital position of the asset to ensure acceptable working capital balances are maintained. Monitor monthly, quarterly, and annual compliance requirements for the following constituents: Lenders, Ground Lessors, Tax Credit Investors, Food and Beverage Lessees, Retail Tenants, Parking Companies, Franchisors. Development of an annual operating budget which will serve as an operating plan and define required levels of achievement. Assure achievement of annual budget in revenues, costs and profits through accounting diligence and expenditure controls and proficient accounting practices.

Talent Management Create a work environment that allows for personal growth and development for all associates, encourages an empowered and engaged workforce while supporting the Sage values. Ensure prompt and appropriate response to conflict management. Evaluate and support proper staffing levels and positions to ensure the success of the hotel.

Customer Focus Plan and manage the customer experience touch points with direct oversight of each department to achieve a high level of customer (guest, associate, community and owner) satisfaction and quality service while meeting and exceeding financial goals. Achieve top 10% guest survey results through implementation, training, and consistency of customer experience strategy. Regularly inspect guest rooms, public areas, back of house, banquet function set-ups to ensure high standards of maintenance and cleanliness. Assure that written lists are developed of corrective actions required for implementation by housekeeping, maintenance and operating departments. Assure that an on-going program is followed in regular repair and upkeep of the facility, landscape and equipment by developing and implementing a preventive maintenance program. Oversee the Human Resources efforts on the property in order to attract, retain and motivate the associates; hire, train, develop, empower, coach and counsel, conduct performance and salary reviews, resolve problems, provide open communication vehicles, discipline and terminate, as appropriate. Develop a high level of loyalty to the hotel to reduce turnover and increase associate morale. Be visible and available to all associates to ensure high levels of engagement and support our open door culture. Attend monthly associate meetings whenever possible.

Planning Set up long term strategies for the property from an operations, staffing and service perspective while ensuring alignment with the businesses other disciplines and support teams. Lead strategic planning, development, and coordination of business initiatives and strategies. Ensure consistent and stabilized systems and processes for the customers. Mentor and develop high potential talent and future high potential talent in line with the organizations talent management strategies. Implement succession planning within each direct report to provide new opportunities as associates develop. Look for more efficient and effective ways to provide services to our hotels and owners. Leverage technology and third parties where appropriate.

Executive Committee Lead the Executive Committee utilizing a participative style: be readily available and effectively communicate with each member, coordinate the operation of each individual's department and special projects, and assist in identifying problems and solutions.
