Join the pre-opening team of the Embassy Suites Chattanooga / Hamilton Place and be an integral part of setting up systems and procedures from the ground up! Construction is nearing completion - become involved with the property before the walls are complete and know your new property inside and out.

SUMMARY: Primary responsibility for safety and security of the building, equipment and surrounding areas of hotel structure. Installs, maintains, and repairs machinery, equipment, physical structures, plumbing, and electrical systems in hotel and restaurant by performing the following duties; also responsible for all maintenance-related contracts.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following; other duties may be assigned by the General Manager or supervisor as needed:

  • Ensuring timely and accurate completion of work orders
  • Creating, implementing and tracking of major equipment Preventative Maintenance Programs
  • Ensuring adherence to local, state and federal compliance of OHSA regulations
  • Conducting ongoing Life Safety Training and maintaining records related thereto
  • Electrical and Mechanical Maintenance of Life Safety Systems
  • Training and development of Maintenance associates
  • Operating within established budget guidelines
  • Providing excellent service to internal and external customers
  • Vendor and contract relationship management
  • Inventory control of property operations related tools and supplies.
  • Expense Management
  • HVAC maintenance and repair
  • Maintaining hotel aesthetics (painting, furniture maintenance, etc.)
  • Oversees all landscaping maintenance and/or contracted vendors
  • Maintain Hotel Key system and provide ongoing training
  • Maintain Fail Safe keys, if applicable
  • Facilitate Loss Prevention effort and chair Hotel Safety Committee
  • Primary responsibility for safety and structure of the building and surrounding areas and equipment.
  • Visually inspect and test machinery and equipment
  • Listen for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine.
  • Dismantle defective machines and equipment; installs new or repaired parts.
  • Clean and lubricates shafts, bearings, gears, and other parts of machinery.
  • Install and repair electrical apparatus, such as transformers and wiring, electrical and electronic components of machinery and equipment.
  • Lay-out, assemble, install, and maintain pipe systems and related hydraulic pneumatic equipment, and repair and replace gauges, valves, pressure regulators, and related equipment.
  • Repair and maintain physical structure of establishment.
  • Install, program, or repair automated machinery and equipment, such as robots or programmable controllers.
  • Operate cutting torch or welding equipment to cut or join metal parts.
  • Fabricate and repair counters, benches, partitions, and other wooden structures.
  • Maintain a Preventative Maintenance Program within the rooms to insure they are being kept up to standards on a quarterly or more frequent basis and maintain/record proper documentation
  • Ensure that proper uniforms and name tags are worn at all times.
  • When coming in contact with a guest, acknowledge and offer a pleasant greeting at all times.
  • Ensure Maintenance associate are able to assist guests with in-house outlet information and local information.
  • Respond to maintenance requests received from the Housekeeping department or Front Office within 15 minutes (occupied room).
  • Respond to guest requests for maintenance assistance within 15 minutes or less.
  • Parking lot and grounds will be patrolled and cleaned of debris on a continuous basis throughout the day (minimum of three times per day)
  • Pool chemical testing must be completed a minimum of twice a day or as otherwise mandated by local regulations.
  • Emergency lighting is to be checked a minimum of once a week
  • In-room smoke detectors are to be checked monthly
  • Guests' name will be used at all times upon entering an occupied room
  • When approached by a guest with a problem, associate will have the knowledge to be empowered to assist the guest in resolving the problem.
  • Keep a daily maintenance log of all work performed on all areas of the hotel
  • Comply with all OSHA standards and be aware of any potential chemical hazards and the protective equipment needs in handling them
  • Adhere to all local regulations
  • Maintain property exterior curb appeal and landscaping per company procedure and standards
  • Associates will understand the financial goals of their department and hotel
  • Associates will understand the role they play in attaining the financial goals of their department and hotel
  • Ensure all Brand Standards are in-place and enforced at all times in order to pass all QA-related inspections and audits
  • Perform weekly (or more often) inspection of all public areas, back offices/administration areas, kitchens and other areas with timely follow up on all issues noted. Maintain/record documentation of inspections and follow up
  • Interacts with internal and external customers in a positive, professional and accommodating manner
  • Ability to facilitate and maintain a preventive maintenance and work order tracking system - electronically preferred.

QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • Working-knowledge of Excel and Word preferred
  • Previous experience with Hilton product / OnQ PMS preferred

EDUCATION and/or EXPERIENCE: College Degree preferred; one year certificate from college or technical school; two to three years previous experience as a Chief Engineer at a full-service Hilton brand hotel preferred. Hotel pre-opening experience a plus.

LANGUAGE SKILLS: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other associates of the organization.

REASONING ABILITY: Ability to apply common-sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job. While performing the duties of this job, the associate is regularly required to stand; walk; and use hands to finger, handle, or feel objects, tools, or controls. The associate frequently is required to reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The associate must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 75 pounds, and occasionally lift and/or move 100+ pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

WORK ENVIRONMENT: The work environment characteristics described here are representative of those an associate encounters while performing the essential functions of this job. While performing the duties of this job, the associate regularly works near moving mechanical parts. The associate occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions, heat and/or cold temperatures, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
