Supervise the implementation of all property and equipment preventive maintenance and repairs, monitor life safety systems and utilities and assist in the administration of the division in compliance with all corporate/franchise standards and local, state and national codes and regulations to protect assets, guests and employees. Additional responsibilities include staffing, training, scheduling of employees; planning, organizing, directing and coordinating all engineering activities to ensure efficient operation of department and preparation of all required reports.
PRODUCTIVITY: Organizes resources, performs tasks, and coordinates with other departments to most effectively and efficiently perform work responsibilities and accomplish objectives on a timely basis. Can manage assignments and responsibilities without becoming overwhelmed. Is computer literate to meet the requirements of the job and wisely uses automation to more efficiently manage information.
SAFETY AND SECURITY: Maintains safety and security systems in place including key control and emergency procedures manual. Coordinates and documents training in the following areas: fire, (including drills), fires alarm system, CPR, First Aid, Blood Borne Pathogens, Heimlich Maneuver. Conducts monthly safety meetings, maintains MSDS sheets, OSHA and security logs. Ensure first aid kits and emergency equipment supplies are fully stocked and maintained. Acts as a liaison with fire department, police department, and federal/state/county/city officials regarding safety and security compliance and training. Is certified as a Fire Safety Director.
MAINTENANCE: Maintains equipment log, maintains monthly tool inventory, maintains the Maintenance room, boiler room, electrical room and equipment room in a clean and organized manner. Changes HVAC filters monthly/quarterly. Oversees landscaping and pest control service. Has preventative maintenance history recorded and utilizes the data effectively. Maintains certificates of insurance on file for outside contractors and vendors.
CLIENT RELATIONS: Personally demonstrates a commitment to customer service by anticipating and responding promptly to client needs. Is committed to making every guest and client satisfied. Knows all components and features of the hotel brand’s customer service program and is trained to meet standards of each component. Demonstrates sensitivity / professionalism when listening / responding to customers and clients. Handles objections with reasonable solutions. Clients hold this person in high regard.
PROFESSIONALISM: Clearly understands and communicates the mission, business goals and requirements for successful job performance. Measures own performance against these requirements. Interviews, hires, trains and supervises the maintenance responsibilities of either House Persons or Maintenance Engineers, based on approved staffing for the hotel.

Initiates communication with supervisors when supervisor has a break in communication. Uses good judgment in identifying what constitutes a key issue. Demonstrates clear communication with associates, vendors and contractors both verbally and written. Shares key information with associates to foster a clear understanding of safety, security and maintenance of the hotel.
