Senior Project Manager

POSITION FOCUS
Provide overall management direction of design and construction on multiple renovation and new build projects. Collaborate and assist the Development Managers with overall construction management, contract negotiations, scheduling, financial controls and value engineering. Interact effectively and efficiently with corporate personnel to ensure a well-managed project. Interact with the architecture and design group regarding design and budgeting to establish all necessary criteria to negotiate and award all sub-contract and supplier agreements.

ESSENTIAL RESPONSIBILITIES
Lead Project Management that includes project scheduling and review, inspection, budgeting, change orders and review, issue follow-up and contract management.
Work closely with ownership to define project goals, objectives and programming.
Recommend designers, consultants, and general contractor, and negotiate final scope and contract.
Provide continuous, accurate feedback and facilitate communication and resolution of all construction issues.
Research and coordinate site pre-construction activities and manage FF&E procurement and installation.
Conduct job meetings, maintain budgets, confirm documents, perform constructability reviews, maintain schedules, provide project status reports, and insure overall quality from site work through interior build-out including the FF&E.
Assist with the establishment of realistic short and long-range project goals and objectives.
Review cost estimates for accuracy and ensure costs are within budget and properly controlled.
Maintain desired level of quality and aesthetics from design though build-out. Identify, evaluate and communicate to all levels of management new concepts of construction technology (i.e. systems, materials and procedure) and assist in their introduction and utilization.
Plan, organize and staff key field positions through regional department heads or subordinate project/ construction managers.
Establish project objectives, policies, procedures and performance standards within boundaries of corporate policy.
Develop, implement and monitor construction management control systems that will provide for the tracking and controlling of cost, budget and schedule variance, subcontractors draws and change orders, FF&E costs, subcontractors retention's, insurance and lien waivers.
Monitor/control construction through administrative direction of on-site Superintendent to ensure project is built on schedule and within budget; investigate potentially serious situations and implement corrective measures.
Represent company in project meetings; assist in labor negotiations/strategy meetings, etc. Serve as an intermediary and "sounding board" for all subordinates, subcontractors, suppliers and customers.
Maintain the companies' image in the overall business community while effectively utilizing company resources.
Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) to protect company's interest and simultaneously maintain good relationships. Evaluate with Senior Estimator bidding procedures, the performance measurement of subcontractors and the perceived level of quality prior to contract award.
